General

Any subdivision or platting of land, development of land, or construction of improvements upon land in the City of Waterloo must comply with the requirements of the Subdivision Code of the City of Waterloo. In addition, the Subdivision Code requirements apply to those developments of land within a 1-1/2 mile radius of the city’s boundaries.

Residential

For a residential development:

	A preliminary plat, improvement plans, and a final plat are required.
	Plans must be signed and sealed by a registered land surveyor and a professional engineer registered in the State of Illinois.
	The City Council must approve each of the above plats and plans.
	No lot, tract, or parcel of land may be conveyed until the final plat is approved and recorded, except in those cases when subdivision plats are not required.
	Plans must be signed and sealed by a registered land surveyor and a professional engineer registered in the State of Illinois.

A sketch plat for a proposed development may be submitted for review and comment prior to the submission of a preliminary plat. The sketch plat is reviewed by the Planning Commission, City staff, and appropriate committees, and recommendations are given. (A sketch plat is not required before submission of a preliminary plat.)

All plats and plans are to be submitted to the Subdivision Administrator.

Commercial

For commercial developments:

	A site plan with drainage calculations must be approved by the City Council.
	Improvement plans are required and all improvements to be dedicated tothe City must meet the requirements of the Subdivision Code.
	All plans and calculations must be signed and sealed by a professional engineer registered in the State of Illinois.

Site plans are to be submitted to the Subdivision Administrator.
